What is Property Management?


A property management company is often called a managing agent and is appointed to oversee four basic areas of maintaining a building:

  •     Financial accounting
  •     Legal and regulatory obligations
  •     Maintaining the structural integrity of the building
  •     Supervising general operations

The exact role often differs from property to property depending on many factors including requirements of leases, condition of the property or facilities that are present at the property (such as presence of lifts). And 'property' may refer to residential apartment blocks, residential housing estate or commercial property. BMUK manages only apartment blocks and housing estates.

We work for leaseholders, residents management companies and freeholders in maintaining the fabric of their property. That means we don’t operate as lettings agents or estate agents.

What kinds of property management companies are there?


Property management can be offered by a wide range of types of companies, including lettings and estate agencies and chartered surveyors. These companies will offer basic property management services as well as non-related services such as sourcing and vetting of tenants or house sales.

However, BMUK is focussed solely on property management. This approach allows us to focus on what we’re good at without the distraction of another business model or potentially a conflict of interest in any property we manage. We would rather concentrate on this area and get it right rather than dilute our focus.

For the same reasons, we specialise in managing residential blocks and estates and not other categories of property such as retirement communities, student accommodation or housing association properties. We feel each category of property management is best left to the experts in that field.

What makes a good property management company?


On paper, property management seems very clearly defined. However, in practice, there are many different approaches to the job.

Our experience has shown us that the best service to our clients is to deal with issues early before they become problems, have robust systems for delivering paperwork on time and be contactable and responsive to client enquiries.
