Think twice before selling your freehold

Audit of needs
If you or your current property manager have let your portfolio get out of hand, then the first step is a thorough audit of properties and processes.
Sit down and identify the biggest sources of problems then work through them one by one.

and leaseholder communication (both addressed below) are common sources of issues. But so are lapsed compliance, unaddressed works and unclear accounting. And when one area is lacking, we find that other areas follow suit, in a domino effect. Poor

leads to arrears which leads to lack of funds which leads to poor maintenance of buildings etc.

This is a common source of headaches for the freehold owner. It's a thorny subject but, in our experience, what's needed is clear communication and a transparent process that everyone can follow.
We use a proven three-stage credit control process, carefully explained to all parties involved and an experienced team who make efforts well over and above what is required to come to an amicable solution to any debt recovery situation.

Leaseholder communication
We communicate with leaseholders on behalf of many freeholders and find that direct meetings are the single quickest way of resolving misunderstandings and opposition.

We conduct meetings with leaseholders that range from simple, face-to-face meetings in leaseholder's homes, to powerpoint demonstrations given to large audiences explaining complex, technical messages.
