What can our clients (and future clients) expect this year that will impact on their working relationship with their block management service?

Property market uncertainty


It's become repetitive to blame Brexit for a subdued economy. But it seems to make sense that the slowdown in the property market may be linked to uncertainty over the future.

Flat owners may feel they should hunker down for the time being and not consider moving for a while. If so, it's a perfect time to address outstanding maintenance issues with your block management service. 

Block Management UK Ltd has always believed that our job is asset management. A dedicated block manager concerns him or herself with maintaining and improving the fabric, structure and environment of the properties under their charge.  Costs are obviously a factor, but if you're going to be living in your property for the foreseeable future, you have time to factor in the works.

Building safety legislation


Following Dame Judith Hackett's post-Grenfell report in May 2018, the government has ramped up its focus on the issue keeping people safe in their homes particularly in the case of multi-occupancy high rise residential buildings.

As well as increased regulatory frameworks, the government is seeking to encourage 'better engagement between residents and those managing their buildings, as well as providing more effective routes for escalation and redress when things go wrong. Building owners will need to reassure residents by providing them with better information about the protection measures in place in their buildings.'

Whilst the initial focus is on blocks of 10 stories or more, there will no doubt be legislation that extends to smaller buildings.

Block Management UK Ltd have already had extensive experience of a closer working relationship with residents, local authorities and other stakeholders over issues of building safety:  our own cladding-related property experience with St FrancisTower in Ipswich has tested our ability to manage the most complex building safety issues.

Regulation of property agents

Lord Best's working group on the regulation of property agents is currently looking at developing advice to government on a model for an independent property agent regulator, a mandatory Code of Practice for property agents and a system of minimum entry requirements and continuing professional development for property agents.

New professional guidelines will shake up the industry and require many block management companies to smarten up their act. It will benefit leaseholders and landlords to be able to judge the performance of their property manager through national standards.
