As modern property managing agents, we’re embracing hybrid working


Recently the press has reported on the expected rise of 'hybrid working’ across the country. The term refers to the decision by many companies to arrange for their staff a combination of home working and working closer to home along with the continued presence of a head office.
 
The arrangement is, of course, driven by a need to respond to the current pandemic as well as any future disruptions. 
 
Well before COVID-19, over the last few years Block Management UK Ltd has had to move offices or open new offices several times due to expansion. That’s a reflection of the fortunes of the company and the success of the service we provide. However, these moves did always throw up the possibility of disruption to our service, additional costs and confusing changes in contact details for our customers.
 
For these reasons, we had come to an arrangement last year with Regus – the world’s largest serviced office operator - to offer flexible working spaces and meeting places across the UK in areas we manage properties in. By doing so, we were able to meet clients and prospective clients on a 'need to meet’ basis. This made financial sense but also reflected what we already knew about modern property management: the nature of the job has changed. The increasing demands of legislation around property management and the demands of customers to offer a transparent, accountable and professional service has encouraged managing agents to move away from a high street shop front. A more virtual environment allows property managers the space to focus on the high volume of paperwork, planning and proper accounting. 
 
The various challenges of the pandemic have hastened this change in the industry. During lockdown 1.0 all our staff worked from home with minimal disruption to customers. And at this point a percentage of our staff now work remotely on a permanent basis.

In lockdown 2.0 we’ll use hybrid working to continue our service without interruption. New customers, who may be used to the more traditional model of a local high street agent, will find us a more flexible – and better -  service.
