Coronavirus (COVID-19) update: Resident and Leaseholder Advice Update 31/03/20


Further to our previously published updates, Block Management UK Ltd would like to provide you with some more information as to how we are managing the communal areas that serve your property during the current coronavirus pandemic. The health and safety of our residents, employees and contractors remains paramount to us.

The advice and information provided below is as up-to-date as possible and is based on information from the government, NHS, ARMA, IRPM and RICS, amongst others including our own advice and procedures.  

We are continuing to closely monitor the latest government advice on Coronavirus (COVID-19). We ask that all residents and leaseholders do the same by keeping updated in general on the coronavirus via genuine government updates. Please see important links at the end of this document to read that will aid in keeping you updated.


Business continuity, service and safety


We had started to make adjustments to our tried and tested pre-existing business continuity plan three weeks ago, prior to the government’s lockdown and working from home policies implemented from 23rd March. This plan (which includes all support staff home working with all usual facilities, backed up by our dedicated IT department to deal with any technical issues) continues to run smoothly and we have received many positive comments from our clients.

 

Communal: cleaning, grounds maintenance, window cleaning & general maintenance


We are making every effort to ensure that maintenance works continue. Our approach has been backed up by Robert Jenrick, Secretary of State at the Ministry of Housing, Communities and Local Government (MHCLG), who has clarified that work should continue to maintain buildings for sanitation and fire safety reasons. We are focusing especially on disinfecting high traffic communal areas and items such as lifts, lift lobby areas, door handles etc.  

We have a network of approved contractors nationwide and will continue to utilise this network to provide services.  

Whilst we aim to continue to offer services as normal, please understand that some maintenance works and services provided by contractors may be restricted to some degree during this difficult period.  

Wherever possible, we aim to minimise inter-personal contact and are making it clear to all operatives that social distancing and any other relevant government/safety policies should be followed, including self-isolation if symptoms of infection become apparent.  

Non-essential works may be postponed or delayed, especially where some contractors may be providing a reduced service or removing their service altogether (which is something that is out of our control).

 

Sites with concierges, cleaners and caretakers


Concierges, cleaners and caretakers, will be on site where possible. Social distancing practice in concierge receptions and communal areas must be maintained. We expect that there may be gaps in the concierge service from time to time due to the restrictions in place on transport and general measures that individuals are having to take.

Bins & refuse collection


We expect the local authorities to maintain refuse collections during this time. However, residents must keep rubbish in tied bags and evenly distributed between bins. Failing to do this can cause the refuse collections to be refused by your local authority

As per the usual rules, overflowing waste or dumped bulky items must not be left and certainly not left blocking access. This is also essential to avoid attracting pest/rodent activity.

As many refuse sites are now closed, dumped item collection will be restricted. As such there may be a build-up of dumped bulky items on site. When the refuse sites reopen, residents with items to dump should take them to the refuse site or dispose of them accordingly.

 

Major Works


If major works are essential (e.g. a leaking roof) everything will be done to ensure completion of those works.

We will utilise our communication channels to keep you updated of service visits when available.  If you have any queries regarding services, then please get in touch with our teams in the usual manner.

 

Customer Service


Our customer support teams are made up of the Property Management, Property Administration and Service Charge Accounts Departments. These teams are answering all queries from home so whilst they are functioning as normal and are here to help you, please note that service may be slow at times. The overall service has not been affected so please continue to contact us in the usual manner.

Visitors and communal activities

There should be no visitors and no communal activities taking place during this time.

 

If you believe you may be infected


If you believe you have been infected or are diagnosed with coronavirus, please notify us and please follow NHS and Government guidance on how to self-isolate.

If you think you could have coronavirus, do not go to a GP surgery or hospital. Stay indoors and avoid close contact with other people.

Follow the advice given to you by the NHS 111 service

NHS guidance on preventing the spread of germs is to always carry tissues with you and use them to catch your cough or sneeze. Bin the tissue and, to kill the germs, wash your hands with soap and water, or use a sanitiser gel.
