The development consists of two residents’ management companies onsite working in harmony to ensure the successful management of the site. One RMC is the main overarching company which collects the whole estate charge and bills the other RMC for 50% of this charge.
This is an unusual arrangement and a challenge that Block Management UK will have to manage effectively so that the needs of both companies are met.
Before the contact was signed, the directors asked for clarification of additional charges we would levy for project work as they are looking to start major roof repair work. They also have internal decorating every seven years that is due.
Finally, the directors wanted to see a list of typical costs that BMUK would charge leaseholders for various common services such as issuing share certificates, key replacements and lease extensions.
Block Management UK Ltd were in a shortlist of four managing agents but several factors put us in an advantageous position. The directors explained that they really liked our individualized touch in arranging a face-to-face meeting on Zoom and that we understood what they were looking for in a management company. They also felt that we had the right ethos and, knowing that we manage a similar property in age and build that was nearby, we had a good reputation in the area. That put us in an advantageous position.
We have received excellent feedback from the resident directors of both companies for how we handled the tricky negotiations and handover phase. We look forward to managing their properties going forward into 2022.
