Section 20 Major Works
Depending on the nature, scale and complexity of the required works, Block Management UK Ltd will ensure that major works are properly planned, specified and tendered to suitable, competent contractors. Where appropriate, we will appoint qualified surveyors or other relevant professionals to prepare detailed specifications, obtain and assess quotations, advise on contractor selection and oversee the works through to completion.
Where the proposed works fall within the requirements of Section 20 of the Landlord and Tenant Act 1985, we will manage the statutory consultation process in accordance with the applicable legislation and regulations. This includes serving the appropriate notices, providing leaseholders with the required information and consultation periods, and considering their observations and any contractor nominations as required. We will also advise Clients on the relevant consultation requirements, potential financial implications and any need to apply for dispensation where appropriate.
Major works can represent a significant commitment for both property owners and leaseholders, involving practical considerations on site as well as financial planning and service charge funding. Block Management UK Ltd understands the importance of managing these projects carefully, transparently and with due consideration for those affected.
Our team will support Clients throughout the process, coordinating contractors and appointed professionals, monitoring progress, addressing issues as they arise and keeping Clients informed. Where required, we will arrange for suitably qualified professionals to provide independent technical advice, contract administration and project oversight, helping ensure that works are carried out to the appropriate standard and that expenditure is properly managed.
